No. An automated estimate reads public data and cannot see inside your home. It does not know about the new furnace, the finished basement, the busy road behind you or the renovation the neighbours did before they sold. A proper evaluation involves someone walking through the property.
Yes, and no. Plenty of the people who ask are eighteen months away from doing anything, or simply want to know where they stand. That is a perfectly good reason to ask.
No. An appraisal is a formal valuation by a licensed appraiser, often required by a lender, and it carries a fee. A market evaluation is a REALTOR®’s view of what your home would likely sell for today, based on comparable sales.
Recent comparable sales in your area, what is currently competing with you, the condition and layout of your home, its updates and its position -- lot, exposure, traffic, outlook. Then the honest number rather than the flattering one.
A walkthrough is usually under an hour. You get the written summary shortly after.
